Electronics manufacturer celebrates move to Deerfield

Posted by rrichardson May 7th, 2013, 3:27 pm Post a Comment

One of Deerfield Township’s largest vacant industrial facilities has new tenants.

On Friday, EPIC Technologies celebrated the grand opening of its new location at 4240 Irwin Simpson Road in the Governor’s Pointe office park.

Company officials say the 74,000 square foot building, formerly occupied by L-3 Nova Engineering, is both larger and more energy-efficient than the business’ previous 56,000 square foot plant in Lebanon.

“The other site was really dragging us and our business down and didn’t show well. This facility is 30 years newer and much more economical,” said John Smith, plant manager.

Filling such a large space won’t be a challenge for the specialty electronics manufacturer, said Smith. The company has 130 employees in Deerfield and hopes to add more positions in the future, he said.

“Our performance has allowed us to move and expand,” said Smith. ” Our customers continue to expand and we have leads on new customers.”

Company officials settled on the Deerfield Township location for its close proximity to “business-friendly” restaurants, hotels and shops, said CEO Bhawnesh Mathur.

“It’s amazing what an eight-mile distance makes. This area is much more vibrant and employees like it better,” he said.

The company’s move comes as an economic boon to Deerfield Township, said Chris Romano, president of Deerfield’s board of trustees.

“When one of the largest buildings in town goes vacant, it makes your heart flutter,” he said. “When somebody finally comes and backfills, it lets you breathe again and know that, at least locally, the economy is starting to churn again.”

EPIC’s ownership includes Chicago-based CIVC Partners. The company, which celebrates its 25th anniversary this year, has manufacturing plants in Norwalk, Ohio and Juarez, Mexico.

Wouldn’t want to be in those shoes

Anthony Bowman

When you gotta’ go, you gotta’ go — even if it is in the shoe department at a Meijer store.

That’s the situation Anthony Bowman, 38, of Deerfield Township, told police he found himself in when he wasn’t able to locate the restrooms in the Deerfield Township store.

Law enforcement officials weren’t so understanding — a Warren County grand jury Friday indicted Bowman on charges of public indecency, criminal damaging and possession of heroin.

The incident occurred on Feb. 22, when store loss prevention officials notified the Warren County Sheriff’s Office they observed a man urinating on shoe racks in the store.

When police confronted Bowman, he denied the incident occurring, but later admitted it after told it was captured on store security video, according to the police report.

Police say Bowman damaged seven boxes of shoes valued at around $450.

He faces up to 22 months in jail and a $6,000 fine if convicted of the charges.

Video: Twenty Mile House demo begins

Posted by rrichardson April 16th, 2013, 1:19 pm Post a Comment

Paul McKibben reports:

Where an early 19th century stagecoach stop once stood, a gas station will now stand in its place.

Twenty Mile HouseThe Twenty Mile House in Warren County was demolished Tuesday, ending a 2-year-old struggle to preserve the building that was built in 1822 as a stagecoach stop. Over the years the building has also hosted a restaurant and tavern. Its last occupant was the Red Rock Tavern which closed at least two years ago.

A Big Mike’s Gas n Go fuel station and convenience store is expected to replace it. Another 1,200-square foot structure could also be built at the site. Jennifer Mooney, a representative for new owner Bunnell Hill Development, said it would be speculation to say when the gas station might open.

Mooney said the Twenty Mile House has been functionally demolished for a long time and hasn’t had working facilities inside.

“There is not an obvious section or part of that which is the original structure,” she said. “It’s been modified (and) changed et cetera so many times over the years that there is not the ability to work in there and say ‘this is the room. This was the place.’”

The demolition work started at 9:05 a.m. Tuesday. Ten people were gathered at the site at the corner of Columbia and Montgomery roads.

“I’m very sad and I’m very disappointed that there wasn’t more imagination and interest on the part of the past owner and the future owner,” said Steve Link, president of Friends of Twenty Mile House, which tried to save the building.

Twenty Mile House being demolished this morning

Posted by rrichardson April 16th, 2013, 9:07 am Post a Comment

20 Mile House

Paul McKibben reports:

Demolition has begun on the Twenty Mile House.

“You can talk about it being torn down but when you actually start seeing people pulling out spray paint and marking places that adds a level of anxiety to the whole thing,” said Mary Ann Fischer of neighboring Hamilton Township, who wants to see the building preserved.

After the nearly 200-year-old former stage stagecoach stop is torn down, a Big Mike’s Gas n Go fuel station and convenience store is expected to replace it. Another 1,200-square foot structure could also be built at the site, on the corner of Montogomery Road and Columbia Road.

On Thursday, CJMKC Realty Co. LLC sold the property to Bunnell Hill Development for $679,150, according to the Warren County Auditor’s Office. That’s $358,350 less than what CJMKC paid for the property in 2004.

Speedway LLC had plans to buy the property in 2011 for $800,000, pending the company getting governmental approval for a gas station and store. But Speedway never received the approval and the deal fell through.

Residents have tried to save the building but to no avail. The Friends of Twenty Mile House group met with Big Mike’s investors to see if there was a viable historical use for the Twenty Mile House.

A Landen man was Tased Thursday evening while fighting with officers trying to take him into custody, the Warren County Sheriff’s Office reported.

Roberto Jose Gomez, 28, was charged with resisting arrest, obstructing official business, disorderly conduct and other traffic-related offenses.

Deputies were dispatched to the 2800 block of Millbank Row in Deerfield Township about 11 p.m. on a report of a possible intoxicated driver.

After locating the unoccupied vehicle parked illegally on Millbank Row, officers then received a report of a suspicious male walking in the area.

Deputies say they apprehended Gomez behind a nearby apartment building and attempted to take him into custody. Gomez allegedly fought with the officers and attempted to flee the scene before being Tased, according to police reports.

Gomez was determined to be “highly intoxicated,” police said. He’s being held in the Warren County Jail on a $75,000 bond.

Deerfield Twp. goes cashless

Posted by rrichardson April 5th, 2013, 11:55 am Post a Comment

4900 Parkway DriveCash may be king in the investment world, but not in Deerfield Township.

The township recently announced that its preferred payment methods for township services are now by personal/certified checks, money orders and credit/debit cards.

Those services include permit fees, registrations, reservations and purchases.

Cash will still be accepted, but only as a “last resort,” said Administrative Services Director Matthew Clark.

Creating a paper trail for receipts helps improve accounting and transparency and reduces security risks, he said.

Last days for the Twenty Mile House

Posted by rrichardson April 4th, 2013, 11:30 am Post a Comment
Twenty Mile House

Paul McKibben reports:

Another symbol of Greater Cincinnati’s past could be demolished as soon as this week.

Businessman Jeff Black, who owns the early 19th century Twenty Mile House in Deerfield Township, said Wednesday the former stagecoach stop will be torn down “probably real soon” – preferably this week – but didn’t give a date.

Black, who is paying for the demolition, plans to close on a deal soon to sell the property.

Plans are under way to build a Big Mike’s Gas n Go fuel station and convenience store at the site, the corner of Columbia Road and U.S. 22/Ohio 3 in Warren County. Another 1,200-square-foot structure would also be built.

“I feel sad that the thing couldn’t work out, but it’s not meant to be,” Black said.

Deerfield’s Governor’s Pointe buildings face foreclosure

Posted by rrichardson April 3rd, 2013, 4:22 pm Post a Comment
4900 Parkway Drive

A bank has filed foreclosure action against Core Governor’s Pointe LLC, owners of the property at 4900 Parkway Drive in Deerfield Township. The property is home to the Warren County Sheriff’s Office Deerfield Post and Deerfield Township’s administrative offices. The Enquirer/Rachel Richardson

A bank has filed foreclosure action on two Governor’s Pointe office buildings, including the property that’s home to Deerfield Township’s administrative offices and a Warren County Sheriff’s substation.

U.S. Bank, a trustee for investors in a securitized mortgage trust, last week asked a Warren County judge to appoint an outside company to manage the properties at 4900 Parkway Drive and 4700 Duke Drive as it moves to foreclose on them.

The foreclosure action, filed in February in Warren County Common Pleas Court, claims Core Governor’s Pointe LLC defaulted on a $14 million mortgage loan it obtained from Wachovia Bank in 2007 on the two properties. The loan was later transferred and assigned to U.S. Bank.

The bank has asked that the court appoint Cassidy Turley Commercial Real Estate Services, Inc. in Cincinnati receiver of the properties as the case moves forward.

The action would allow the agent to bypass the property owners and collect rents directly from tenants and to market, lease and sell the property.

As of Feb. 28, Core Governor’s Pointe and other investors named in the complaint owe just over $18 million on the two properties and have failed to pay monthly payments despite continuing to collect rents and income, according to court documents.

The two properties are home to about 14 tenants, including Proscan Imaging, Canon, Siemens, Max Technical Training and Pratt Display, in addition to Deerfield’s administrative offices and a Warren County Sheriff’s substation.
